Methodology

A decision system should expose its boundaries, not hide them.

MEDOS structures a decision into market segment, evidence class, constraints and uncertainty before any advisor considers live properties.

01

Segment before score

Property class, property type, product subtype, bedroom band and READY/OFFPLAN state define the analytical slice. Comparisons should stay inside the requested segment unless the user explicitly changes scope.

02

Hard filters are hard

A requested property type cannot silently fall back to another type. When an eligible segment is unavailable, the correct outcome is an insufficient-data state rather than a guessed recommendation.

03

Evidence has semantics

Closed sales, registered rents, asking listings, official supply records and project evidence are separate source classes. They can inform different questions but should not be relabeled to fill a missing metric.

04

Shadow is not formal

Research or shadow-model outputs stay labeled when formal coverage, historical validation or human review thresholds have not been met.

05

Human review remains in the loop

Live project, price, inventory, service-charge, finance, legal and transaction details require current verification before a purchase decision.

Current release boundary

The website shell can be built and tested independently, but the public diagnostic questionnaire and matching engine remain disabled until their formal business rules are approved and executable tests pass.
